Boricua Village - MAJOR UPDATE!


Many of you already know that Boricua Village, once completed will be a major anchor and cornerstone of Melrose with the 14 story verticle campus of Boricua College and over 700 residences of low income affordable housing as well as affordable housing for middle income families.  



The developer, Atlantic Development Group, has released more details, including artist renderings on the middle income units of Boricua Village and is now accepting applications to those who qualify (see instructions for filling out the application.)



The Residences at Northrose, as the 4 buildings containing 393 middle income units within Boricua Village are called, are truly one of the most luxurious residences being built in Melrose and The Bronx as a whole.  Rents range from $838 for a studio (with a minimum income requirement of $28,731 and a preferred maximum income of $53,800 and a max allowed income of $69,940) to $1,572 for a 3 bedroom deluxe unit (with a minimum income requirement of $76, 801, preferred max income of $84,480 and a max income of $99,840 - based on a four person house hold.  6 person household max allowed income is $115,830).


Some of the amenities offered at The Residences at Northrose when completed will include:



  • A residents' lounge with free access to Wi-Fi
  • 70,000 square feet of outdoor space plus a state-of-the-art playground for kids
  • An on-site gym that will be for the exclusive use of residents including a separate yoga, Pilates and dance studio
  • A screening room where you can lounge on couches while watching movies amongst residents and friends
  • A Game Room including pinball machines and billiards
  • For the kids a Play room is provided which can even be used to host parties
  • A Learning Center for children and adults, with Wi-Fi access and desks for quiet study.

Its a shame that most construction jobs were low wage & the pedominate work force were imported from overseas to undercut wages here in the bronx. Development that does nothing but set back wages and working conditions for labor in NYC is bad for us all. Very unimpressive project when you factor in the real cost to us all.

Shame that no good paying jobs went to Bronx residents. Another example of a greedy developer using political influence to make a fortune at the expense of Local residents. Wonder if next year the site will show pictures of the electrical problems, leaks and sewer backups.

IVE SEEN THEM SHRED APARTMENT APPLICATIONS SO A REALTOR CAN COME IN A MAKE BIG BUCKS. THESE PEOPLE ARE NO GOOD.

hey, i am one the super low paid construction workers on that job, and quit because it's not even enough to live off of, plus no benefits, paid off the books, etc etc. what a rip off each and every contractor on that entire job is.

Listen I have never seen any construction company work so slow than these guys, every time I pass by there the workers are eating, smoking, hanging out or on there cell phones it really is a joke that the supervisors are letting these guys get away with this.

I am very worried because alot of those construction workers there are alcoholics, The other day I went to the grocery store across the street Samantha's deli grocery and I over heard the man behind the counter saying that he fells sorry for the people that are waiting to move there because all the workers since the minute he opens the store till late in the afternoon they are buying beer so there are working drunk.

WOW BEAUTIFUL BUILDINGS, BUT I KEEP SENDING FOR AN APPLICATION AND THEY WON'T SEND ME ONE RIGHT AWAY, THEY ARE PLAYING GAMES AT THE OFFICE AND STOP TAKING PEOPLE SELF ADDRESS ENEVELOPES I HAVE BEEN SENDING FOR DIFFERNT APPLICATIONS FOR OVER A MONTH AND I HAVE NOT RECIEVE ONE YET. SOMEONE NEEDS TO CALL NEWS 12 OR FOX 5 NEWS ON THERE PROCESS OF APPLICATIONS AND PROCESSING THESE APARTMENTS, THEY ARE REALLY TAKING TO LONG AND ALSO, THEY REALLY ONLY SHOW YOU WHAT THEY WANT YOU TO SEE THATS NOT RIGHT, YOU CAN GO ELSE WHERE AND GET INTO A APARTMENT QUICKER THAN THESE PEOPLE. SOMEONE IS GOING TO GET INTO TO TROUBLE OVER THERE AT THAT MANAGEMENT.

Wow, a bunch of idiots read this blog, huh? So I have no comment on the construction workers - don't know anything about who was employed and how or if they drink on or off the job. LOL. What I do know is that the application process was thorough - actually pretty invasive. I felt as if I were going before a proctologist. They wanted 6 months of checking and savings statements as well as 6 pay stubs on top of the credit check. Due to some irregularity they asked for the documents again a few months later. I'm a city employee so I think I got some preference in the lottery system, and even so it took about 7 months to finally get the call we were waiting for. It has been a hassle but I am finally in. Well not really, I'm waiting for the move
-in appointment which is right around the corner. Can't wait.

TO THE PEOPLE THAT READ THESE BLOGS, I THINK THAT THE PEOPLE AT THE MANAGEMENT OFFICE IS DEFINATELY SHADEY. THERE ARE SO MANY PEOLE IN NEED OF HOMES AND THEY ARE PALYING SO MANY GAMES WITH THEM, DO YOU REALIZE THAT THESE BUILDINGS BELONGS TO THE HDC PROGRAMS, IF YOU NEED TO MAKE COMPLAINTS YOU EITHER CALL HUD OR THE SENATORS OFFICE OF THE BRONX, THATS HOW YOU GET THESE COMPANIES AND CONSTRUCTION WORKERS IN TROUBLE, YOU WANNA REPORT THE WORKERS YOU CALL THE DEPARTMENT OF BUILDINGS, THATS HOW YOU GET THEM, I HOPE THEY GET CAUGHT I MEAN THE SHADEY ONES.

I send an application for boricua village apt and thanks god they aprove me i struggled a lot to get this apt but finally got it they ask me for so many proves of income that i went Crazy but everyone was very professional i want to thank ms james she was always very helpful and polite and michelle the manager at knickerbocker management if it wasnt for her help i wouldnt have my new home for me and my daughter and also want to thank ms evelyn i co gratulate them for doing an excelent job im just waiting for a moving date so excited can wait...p.s. I luv my kitchen lolss

wow what a location to put such a building surrounded by drug dealers, drug users, shoot outs occuring on a daily basis and illegal activity. ill stay in midtown manhattan paying 1200 a month at least i dont have to constantly watch my back or my wife and kids. good luck to all and always look over your shoulder to be extra safe of who's following you and teach your wife and kid that. god bless

this building is a crock of SHIT. Shoddy construction, bullshit renderings and a completely incompetent staff. I hate living here and this neighborhood is disgusting. They sold us a pipe dream with those drawings and nothing looks even remotely like it should. for the $ I am paying here I should be living somewhere better. Shout out to Roger Job the shady "operations manager" who hardly does his job and has the worst attitude ever.
